3rd of November and I suspect the Auckland Council website will crash as ten of thousands of home owners/landlords rush to see if they gained an overnight gain in the value of their properties with changes to the zoning allowing for low to mid to high rise apartments depending on how close their properties are to city centers/transport hubs.
On the reverse side, a number of places won’t allow further development due to potential flood plans and coastal erosion …. Some extremely valuable properties will have a huge drop in value.

What makes it worse and more worthy of a deeper investigation is potential of politicians abusing these kids that’s been swept under a rug. We already know of one Australian politician that came over and served under the national party and think more should be done to give some assurance that those who complained but were deemed liars actually have the states recognition and people accused held to account

The motorway will save lives and time in one of the most used highways in NZ. Plus grow the northland economy by $2.1b
How many lives and time will the ferries save and how much will they grow the economy?
Personally I think it’s a massive amount of money and we need to be more efficient building infrastructure but every developed country has a 2 lane motorway system between major cities as a minimum and we just have to get it done to lay the platform for NZ to succeed.

Ps just had a record long weekend in business. Spring weather, longer days, lower interest rates, rural economy booming = more positivity, confidence and money to spend.
Just a matter of time until it comes through in the stats!

In my business we have 2 things we focus on:
Part 1 - growing the business - adding new attractions, marketing and promotion, making the experience better - this grows revenue
Part 2 - deepen out the business - things that don’t grow the business but add to the experience. Keeping maintenance up, weeding the gardens, getting new soft plastic rubbish recycling bin, etc
Part 2 is like our health, education and social services, it makes the experience better but relies on part 1 to pay for it.
A sharp like focus on 1 pays for better 2. Lose sight of part 1 and part 2 falls apart even if that’s something you treasure.
And that’s the difference between the left (part 2 focused) and right (part 1 focused) and how the right can have a better part 2 than the left…
It's less than 10% return on the investment (at best) and the return won't start for ten years. It doesn't really stack up for me. We are going to have to borrow to build it and there has to be so many other roading projects that have a better payback
On top of that anyone who travels north knows that the main choke point north is Wellsford and that's not included in the new road. So if you are going ahead you need to price in getting around there as well.
I am not convinced this is the right investment. Who are the consultants they get to do these business cases? The detail is always so sparse and fluffy. I bet the fuckers charge us millions too.
