I doubt Russia will accept anything but unconditional surrender from here.

Certainly they will be tough in negotiations. I am sure they will not accept preconditions to the negotiations. They will be keeping the Donbass and other contested areas they also know that they will be neighbours to the Ukraine and will want to remove any future threat either Ukraine becimes neutral or more likely a domilitarised zone.

I think they accept a guarantee that Ukraine never enters NATO, which is a big part of why this kicked off.

guarantees mean nothing to Russia anymore I would suspect. Theres bean multiple deals guaranteed by both Germany and Frnace and US / Ukraine / Uk just ignore it.
