General Warriors Themed Pub

Playing the wait & see game here as imo it doesn't work for Sth Auck fans going to the game ( and there are lots of them ) nor is it near transport to Mt Smart. Bit outside the city area too for visitors. However it is on The Autex side of town & 6 minutes walk to Eden Park.
Anyway if it doesn't work out it should be a good tax write off.

The point of it is not for Warriors games. It needs to be successful 365 days a year.

All Blacks at Eden Park? Warriors earn revenue.

Blues v Crusaders? Warriors earn revenue.

Also about attracting new fans from everywhere which is good for long term business.

I wonder if they will have special openings where members get to go before others.

I can see them rolling out the pub model wider if they can hit the right mix.

Makes sense to start safe and could easily pick up a lease in the likes of Onehunga or maybe Sylvia Park as a second pub

Apologies - I misunderstood the situation & agree that as an overall investment the bar may be successful. Time will tell
 
Interesting call to get into hospitality given the current environment.
Many bars are struggling at the moment , heavily reliant upon pokies to pull them through.
Will folks go to from Kingsland to Penrose and vice versa , pre and post game?
I’d suggest they need to partner with a bus company.
I’m sure they picked it up for cheap and it’ll become the clubrooms.
Whilst the Warriors are flavour of the month, it’ll pump.

Also things like big UFCs get the CKB's fighters along.

Make it the fan head quarters for the new Auckland FC

Get NBA fans along.

With the clubs socials being so strong same strategies will work with this.

Throwing $10m at it all is a big figure
 
Right next to the train station & Eden Park…..strategic move to lure Union fans also and more exposure. Kingsland is good, they’ll get plenty of punters there for sure. Plenty of locals, but parking when Kingsland is busy is an almost non existent. Pity they didnt buy The Kingslander instead, that place is a heap and needs a complete overhaul.!

Maybe they'll put on a bus? Not from Auckland so have no idea what the distance is
 
You would think they would have the pub close to mt smart stadium but I am not complaining I can just jump on the train at new lynn & get off at Kingsland station
 
I imagine it will be very Starbucks esque style of pub.
Big groups don't do good pubs imo.
Foods always generic , overpriced and the drinks will cost you an arm or leg.

Yep, don’t think of this as a warriors themed bar (I’m sure there will be some of that) but think of it as a sports bar owned by the warriors.

So the keys are is it going to be a good place to go enjoy all sport and is it in a good location for sports fans of Auckland not just warriors fans.

Yeah that was the view in our house too. . With the Ameriacn Dream on the NRL horizon anything is possible.

It's an easy conclusion to come too.

The nature of the investment though shows they have searched for the best long term hold.

Considering the death of the CBD this is pretty much the best spot in Auckland to do this.

Easily accessible by public transport. Expected high trading off the back of non-Warriors events

Diversified holding with multiple revenue streams under the one roof (dominoes and tyre shop lease at present).

With news of the New Zealand Warriors expanding into hospitality through purchasing their first bar, sports fans in Auckland can rejoice at having another establishment to call home away from home.

While attending matches is the best thing a fan can ask for, being able to pack into a pub and get a similar experience is a close second.

But there’s a very big difference between being a dedicated sports bar and a pub that happens to have sport on.

So, as the City of Sails prepares to welcome another pub to compete with the likes of Eden Terrace’s Schapiro’s and the Viaduct’s The Fox, here’s a look at what makes the ideal sports bar.

Coverage​

First off, the most important aspect of a sports bar lies in its namesake - being able to watch sport.

Any sports bar worth its salt needs to be set up to accommodate punters en masse, with accessible screens for all to see.

What’s more, a pub has to be a one-stop shop for any and all sports, which is one of the biggest questions around what the Warriors venture will look like.

There’s no point being a specialist NRL pub - especially deep in rugby’s traditional stronghold of Kingsland - and not be in use for months at a time.

Decoration​

While some pubs are aided by decor - or lack thereof - sports bars are make-or-break in terms of their appearance contributing to the atmosphere.

This is something Schapiro’s in Eden Terrace has mastered. It doesn’t matter where you look, you’re surrounded by other reminders that you’re in a purpose-built area for sport.

As a fan, the feeling that you’re in an area dedicated to sport is second to none.

Be it framed kits or other paraphernalia, seeing a pub decked out is what sets a good one apart from its competition.


Food​

If you’re going to be spending hours on end in a pub, food very quickly becomes a must-have.

Just what food is available is irrelevant, so long as it’s good. Be it pizzas, burgers or fish and chips, there needs to be something in place for attendees to fill their boots as and when they want.

Without food, there’s no real reason for punters to commit an entire afternoon or evening to one place.

Location​

This is where the Warriors have pulled off an absolute blinder with their Kingsland purchase, a stone’s throw away from Eden Park - the traditional home of the Blues and All Blacks.

If a sports bar is hard to get to, chances are fans won’t make the effort.


Ideally, a bar will be smack in the middle of town, making it accessible to anyone who’d want to visit.

Alternatively, a pub being close to a stadium is another huge win. Melbourne is a great example of this. If you’ve ever spent a morning in the pub, instead of the opening session of a Boxing Day cricket test, and wandering over when you’re good and ready.

Another straightforward one, but it’s pretty simple to acknowledge it’s a must to have a bar people actually enjoy going to. A large part of that is hospitality.

Staff, and how they interact with customers, are key in what makes a sports bar worth going to.

It’s infectious when staff are just as enthusiastic about what’s being shown as the fans who are there watching it.


While most bars in Auckland are all too happy to have people through their doors, there are some that clearly - for some reason - don’t.
